As to upgrading your house: keep in mind that certain upgrades raise the value more than others. Typically the two best areas to modify are the kitchen and the bathrooms. These are most likely to bring in at least as much as you spend and, if done well, more.
If you can afford it both financially and in terms of time, waiting can be a good choice as you will a) start increasing your equity over time and b) hopefully have the value of the house and land increase enough that you can sell the house for a reasonable profit.
However, you also need to assess your ability to take care of a house in terms of both your future health and your interest in the numerous chores involved. For example, if you enjoy travel a condo or an apartment could be a good choice.
My parents are a few years older than you, but they recently moved into an apartment in a complex with several levels of care. They live independently and come and go pretty much as they wish. However, as they age, they have options available to them that will make life easier, such as a bus to take them places so they don't need to drive, a barber shop, pool, exercise classes, library, small grocery store, and dining hall on site so they don't need to leave the building if they don't want to. There are higher levels of care with visiting nurses, physical therapists and aides of various types if such is needed.
The reason for this move was that a) moving won't get easier as they get older and b) both have developed health conditions that are or will eventually limit their activities.
